How much does a cleanroom cost?

 

Cleanrooms can vary massively in cost depending on a variety of cost drivers. Typically, the biggest influence is the HVAC system, which must deliver dramatically different air-change rates as you move through ISO classification, due to exponentially increasing requirements to maintain compliance – from ~20 ACH in an ISO 8 room to over 500 ACH in an ISO 5 area. Also to consider achieving any additional tight controls on temperature and humidity which can drive cost.

These escalating performance demands, combined with the choice of architectural finishes and monitoring systems, create an enormous price range.

As a very rough guide, the most basic full Cleanroom can start from around £1,000/m², while the highest-specification facilities can go up to and even exceed £10,000/m².

 

The real cost drivers

  1. ISO classification: Every step down in ISO class (e.g., ISO 8 → ISO 7 → ISO 6) adds cost because of higher air-change rates, meaning a bigger flow of air is required as well as more filter coverage and/or larger AHU.
  2. Environmental control beyond particles: Adding tight temperature control, low or tight parameters for relative humidity or dry-room conditions can increase costs.
  3. Size and complexity: Larger areas, multi-room cascades, airlocks, and material pass-throughs all add cost, as does integrating complex process equipment from day one.
  4. Architectural and finish specification: Within the same ISO class and basic environmental performance, you still have huge scope for variation:
  • Basic modular steel frame and soft-wall curtain up to premium flush, insulated composite panel systems
  • Standard manual doors up to fully automatic interlocking hermetic sliding doors, or automated fast action doors
  • Simple Analog pressure gauges up to advanced integrated BMS and added environmental monitoring systems with real-time trending and alarm dashboards
  • Walk-on ceilings, integrated LED lighting, flush vision panels, fire-rated construction, ESD flooring – the list is almost endless and every line item has many options, all with differing cost levels.

 

Finding the “Goldilocks” solution

Once the minimum compliance requirements are fixed (the classification and critical conditions you cannot compromise on), most projects discover a wide range of cost/performance options for almost every line item in the User Requirement Specification (URS).
